Over the course of several years, MKM successfully led the acquisition, development, and delivery of multiple build-to-suit FedEx Ground facilities across the Western United States, including projects in Santa Maria, CA, Anchorage, AK, and Santa Rosa, CA. Acting in various capacities as landowner, developer, general contractor, and broker, MKM provided turnkey solutions tailored to FedEx Ground’s logistical and operational requirements in each unique location.
When FedEx Ground was unable to secure a compliant site in Anchorage, MKM (formerly KAM Coastal) stepped in to source, purchase, and develop a parcel near the airport that satisfied strict TSA security standards. MKM managed all phases—from entitlement through final delivery—coordinating with local agencies and FedEx’s real estate team to deliver a purpose-built facility on time and on budget. Originally completed in 2005, the site included 2,450 SF of conditioned office space and specialized infrastructure for inbound aircraft container delivery. Due to growing demand, MKM expanded the facility by 11,000 SF in 2014, and FedEx continues to operate there today.
On a 5.5-acre parcel in Santa Maria, MKM developed a 43,240 SF steel-constructed FedEx Ground facility, managing the project end-to-end: from acquisition and entitlement to full build-out. Delivered in 2002, the building includes 2,450 SF of conditioned office space and a robust package handling system supporting delivery operations for Northern Santa Barbara and San Luis Obispo Counties. The project was completed ahead of FedEx’s peak season and within the allocated budget—demonstrating MKM’s strength in delivery-driven execution.
In one of the largest projects in the series, MKM acted as the purchasing broker, developer, and general contractor for a $10M, 68,169 SF FedEx Ground hub on a 10-acre parcel in Santa Rosa (Town of Windsor). Delivered in 2007, the facility included 4,150 SF of conditioned office space and was strategically designed for future growth. In 2011, MKM oversaw a 18,300 SF expansion to accommodate increasing demand. This location now serves as the regional logistics hub for Sonoma, Marin, Napa, and Lake Counties.
